What does it cost?
Each project is unique and cost will depend upon the particular package you choose. It will depend upon such things as the size and overall condition of the property, and the time required to complete the job.
Will I be charged for the initial consultation?
No, the initial consultation is free. We will sit down and discuss your requirements, timeframe and budget and then offer you a list of the services that we can offer you.
What types of services are on offer?
Designtosell offer four specific packages as outlined on our services page. Some of the options that are on offer in these packages include a consultation report, interior design, professional photography, de-cluttering, storage options and furniture and accessory rental.
How is Property Staging different to interior design?
Interior design is the space planning and styling of a property to suit the needs and aspirations of the occupiers. Property staging is geared towards styling a property solely for the purpose of selling, with the aim of presenting a property to appeal to a broad range of buyers and achieve maximum selling price within the shortest possible timeframe.
How long does the contract last?
Furniture and accessory hire are for a minimum of four weeks where staging is required. After the four weeks, where a sale has not been negotiated, contracts may be reviewed and renewed to suit your requirements. Where a sale has been negotiated mid-term of contract, fees are not refundable for the length of time the contract has to expire. It is the responsibility of the client and/or estate agent to notify designtosell that a sale has been negotiated so that items can be retrieved before the contract term expires. We will endeavour to remove all items under the rental contract within 10 working days. designtosell also offers general furniture and accessory hire to the public and hire is for a minimum of 1 week. Longer hire periods can be arranged.
Do I need to take out insurance to cover the cost of the furniture on rental?
Yes, it is recommended that you carry insurance on all hired products to the value of twenty times the hire rate. A refundable deposit is also required, payable in advance or at the beginning of the hire period.
Apart from furniture and accessory rental, what does the four weeks service period entail?
Once all design ideas have been implemented, as outlined in the consultation report, the four week service period can also include, for an additional fee, the designer coming into the property prior to a viewing to ensure the property is presented at its best. This can include such things as turning on lights, bringing in fresh flowers, ensuring rooms are fresh and free from odours and ensuring overall cleanliness.
